February 2026 HDB Sales: More Choices, Shorter Waits, Wider Affordability

February 2026 HDB Sales: More Choices, Shorter Waits, Wider Affordability

HDB has kicked off February 2026 with one of its largest combined sales exercises in recent years, offering 9,012 flats across the Build-To-Order (BTO) and Sale of Balance Flats (SBF) exercises. For first-timers, families, and singles alike, this launch is designed to balance choice, affordability, and waiting time โ€” a combination many buyers are prioritising today.

From mature estates like Bukit Merah and Toa Payoh to suburban favourites such as Tampines and Sembawang, this round gives homebuyers meaningful options depending on budget, household size, and urgency.

Whatโ€™s on offer this February?

HDB is offering a mix of brand-new BTO flats and ready or near-ready SBF units, giving buyers flexibility in how soon they can move in.

Understanding the BTO project mix

The February BTO exercise includes Standard, Plus, and Prime projects โ€” each designed for different locational attributes and buyer profiles.

๐Ÿ“ Standard projects

  • Sembawang Voyage (Sembawang)

  • Sembawang Deck (Sembawang)

๐Ÿ“ Plus projects

  • Tampines Nova (Tampines)

  • Kim Keat Crest (Toa Payoh)

๐Ÿ“ Prime project

  • Redhill Peaks (Bukit Merah)

Plus and Prime flats come with additional subsidies, but also stricter resale conditions, including a 10-year Minimum Occupation Period (MOP) and subsidy recovery upon resale.

Affordability remains a key focus

All flats are priced with significant government subsidies, and eligible first-timer households can further benefit from the Enhanced CPF Housing Grant (EHG) of up to $120,000.

With grants:

  • 3-room Standard flats can start from $156,000

  • 4-room Standard flats can start from $224,000

This keeps home ownership accessible even as resale prices in nearby areas remain substantially higher.

Matching flats to household income

HDB has structured this exercise to support a wide income range:
