I'll like to go into both the quantum and the layouts. As the pricing might be different a lot from many amongst district 10, or even higher than the likes of Freehold projects like Leedon, One Holland Village has more livability to boast for. With their 2 bedders going at around 947sqft, that is almost as huge as a 3 bedder in most projects. That explains the high quantum.

Besides a locker installed at the doorstep together with a smart doorbell, the whole apartment comes with a smart system and branded appliances. That's not all as well as they come with marble flooring, the size of the tiles tells us that the price doesn't come cheap. Speaking about prices, Far East Organization were "infamous" for having their high and unmovable prices. With little to no space for discount, they mostly aimed at around 40% breakeven. As much as the price could be far out in the skies, being a developer who doesn't adjust much of their price would also mean their properties are stable in pricing. Furthermore, there is however a difference in Far East Organization. Having obtained this land in 2018, they were caught amongst the covid delay and in bad times as they are now racing against time before their units are hit by the ABSD. However, this would mean that the homebuyers of this project would stand to gain. From an investment point of view, it might be a slow and steady but a long game that comes with stability and some assurance due to Far East's track record and selling behavior.

Going into the investment side of things, as the GFA plots are segmented out away from the commercial side, so in One Holland Village, we have 2 different GTA plots. This means that One Holland Village didn't have to suffer the cons of the mixed development (being hard to enbloc), but also get to enjoy being a mixed development while being able to enbloc as a standalone residential plot.
