If you're considering the ultimate first movers' advantage, Tengah is definitely going to be an area you'll going to be want to look at. Unlike other non-mature estates, or even matured ones, Tengah is a blank canvas. With a totally undeveloped land space to work with, it is definitely less of a hassle compared to redevelopment.

Checking out the Tengah area myself personally at the HDB Hub felt like the Stark Expo right out of Marvel's universe. To see such a huge land being planned so carefully, each area being utilized, and we even have some new features like a car-free "town" where vehicles are travelling underground. This is a huge step forward for the environment and we could potentially save much road space in the future as they are moved underground. If you're here at the HDB hub you could see how big of a project this is. This definitely would run across decades as they would develop area by area, segmenting Tengah into 5 different districts.

There would be countless new development, and from the model I can even identify some that might even feature some pretty amazing waterfront living that comes with a view across the waters.

I noticed that connectivity would be a huge concern of alot of people when it comes to new estate, and even though we do have alot of plans in place, it really does takes awhile for Tengah to be considered essentially well connected. However you can rest assured that residences of Tengah will have the ease of access to the Pan Island Expressway (PIE), which is one of the most important expressways that covers around 42km across Singapore. By 2026, we would be seeing the phase 1 of the Jurong Region Line (JRL), which serves to connect you to Choa Chu Kang and also Jurong East.

It won't be too difficult for families to settle however, at the moment there might be not alot of school choices available. We spotted several proposed education site, but that would take awhile for Tengah to develop.

In terms of groceries and amenities we have West Mall at less than a 10 minutes drive away. Even alternatives like Jem, Westgate (Jurong East), and Lot One (Choa Chu Kang) are less than a 15 minutes drive away.

There is still a lot of potential and growth in Tengah, and while it's still a very new blank canvas, you would see alot of things coming right up as they have more developments and projects released!
