Rosyth and CHIJ St. Nicholas drive real, consistent demand.

Rosyth School and CHIJ St. Nicholas Girls' are two of Singapore's most oversubscribed primaries, and that pull alone keeps Phase 2C balloting tight across Serangoon Gardens, Hougang and the newer Punggol/Sengkang estates every year. The Australian International School sits just over the boundary for families wanting that option too. New launches keep landing here at prices younger families can actually stretch to, and the school pull is a genuine part of why. For a buyer chasing new-build energy backed by real school demand rather than just new-launch hype, District 19 remains one of the most active corners of the market.

Counts English-medium mainstream primary schools within the same 1km/2km MOE registration-priority bands used above. SAP, GEP, IP and Autonomous status don't change the distance rule: proximity alone decides Phase 2C priority.

Preschools: the real headline here — 291 in the district, by far the highest count in Singapore, more than 60% ahead of the second-highest district.
