Tengah's resale market doesn't exist yet, and that's by design rather than a data gap: every one of the town's 183 completed HDB blocks (15,476 units) was sold via BTO, and none has cleared its 5-year Minimum Occupation Period. The first wave won't reach MOP until around 2030, so there's no median psf, no verdict, and no lease-decay pricing to report — supply sits entirely in the 90+ year remaining-lease band because the whole town is new. What is real: Tengah's car-lite, forest-corridor masterplan, and three private ECs already built or building inside the town (Copen Grand, Novo Place, Tengah Garden Residences). For a buyer OK waiting years for a comparable to exist, Tengah is a bet on the plan, not on the market.
