Pasir Ris is holding a Balanced Market on a soft -0.6% MoM psf move, but the +31.0% YoY jump in transaction volume (93 vs 71 a year ago) points to real, broadening demand, not a one-off. Rents are the standout: +4.5% YoY to $3,500 median, firmly a Landlord's Market. Supply is dominated by the 50-69 year lease band (91% of stock), which also carries the bulk of transaction volume — the older bands are too thin to price reliably. No confirmed new BTO launch as of this writing; Pasir Ris 8 (private, TOP 2026) is the closest new supply nearby.
