Tampines PSF held nearly flat in July, up 0.5% MoM to $613, but the real story is volume: 234 caveats, the highest of any town in this batch and up 32.2% YoY, cementing Tampines as the East's clear resale benchmark and its #1 town by PSF. 4-Room flats carried 43% of transactions. Lease decay shows real spread — 22% of blocks are past 90 years' remaining lease against 70% still in the 50-69 year band, and the price gap between those bands is wide ($765 psf vs $588 psf). Rents rose a healthy 3.0% YoY, keeping this a landlord-favourable town too.
