District 27 carries its naval history in the details, black-and-white colonial houses still standing near Sembawang Park while the old shipyard slowly turns into dining and lifestyle space. Yishun's reputation online outpaces the reality on the ground, and both towns run at some of the most affordable private property prices in Singapore. It's a genuine trade of prestige for value, nobody buys here for the address. For a buyer chasing space and price over a fashionable postcode, District 27 remains one of the most honest value corners on the market.

District 27's May psf pulled back 10.0% month on month to $1,229, even as year on year volume is still up 18.2%, a reminder that Sembawang and Yishun trade in swings a smaller base makes look dramatic. Ranked #10 of 12 OCR districts by psf, this remains one of the most affordable corners of private property in Singapore, exactly the trade buyers are making here. Volume held steady at 26 transactions in May, right in line with the 18-month average, so this looks like a price correction rather than a demand problem. With North Gaia, The Watergardens at Canberra and Canberra Crescent Residences all still under construction, the Sembawang side of the district has real new supply working through the pipeline.
