D18 cooled meaningfully this month, PSF down 3.8% and volume off 25% against May last year, though 60 transactions still keeps this one of the busier corners of the OCR. Ranking #8 of 12 OCR districts on PSF, this remains a mass-market district by design, buyers are trading skyline for space and MRT access. The dip looks more like normal Tampines churn than a genuine correction given the pipeline of new launches still absorbing demand. For value-focused family buyers this is still one of the East's steadiest bets.
