The Neighbourhood · District 8

Little India's round-the-clock energy meets Farrer Park's newer towers, one of the most affordable ways into the central region.

District 8 runs on Little India's colour and trade history, Serangoon Road's shophouses and Mustafa Centre keeping the district open and busy at hours most of Singapore has gone quiet. Farrer Park's redevelopment brought newer condos and medical facilities into a district that used to be almost entirely heritage shophouse and HDB. It's a genuinely vibrant, occasionally chaotic street scene, not for buyers who want calm on their doorstep. For anyone who wants central-region access with real cultural texture, District 8 condos remain one of the more affordable ways into the central region.

Ronnie's read

— Ronnie's signal · verified as of 3 Aug 2026

District 8's median psf pulled back to $1,682 this May, down 12.9% month on month off a strong April. Transaction volume however is up 13.3% year on year, so buyers haven't stepped away even as prices soften. Ranked #8 of 9 in the RCR segment, District 8 remains one of the more affordable ways into the central region. With Farrer Park's redevelopment still maturing, this looks like a district where patient buyers can find genuine value.
