Woodlands PSF slipped slightly in July, down 1.2% MoM to $516, landing it #3 of 3 North towns — consistently the value anchor of its region. Volume told a different story, up 14.5% YoY to 189 caveats, a healthy pickup in activity even as pricing stayed soft. 4-Room and 5-Room flats split most of the volume between them. Lease profile is squarely mid-cycle: half of blocks sit in the 50-69 year band, with only 12% past 90 years. Rents were flat YoY, keeping this a stable rather than a landlord's rental market for now.
