Yishun gets more jokes on the internet than any other HDB town in Singapore, and if you've actually lived there, you know the reputation has almost nothing to do with reality. Northpoint City anchors one of the North's best malls, Yishun Pond gives the joggers their loop, and the town runs as normally as any other mature estate on the map. The trade-off is the branding problem, not the living experience. For anyone who can see past a running joke, Yishun HDB flats are proof reputation and reality don't always match.

Yishun's resale PSF eased 1.6% MoM to $559 in July, a modest pullback after June's stronger print, on volume of 180 transactions — in line with its 139/mo trailing average, not a slowdown. 4-Room flats remain the town's backbone, more than four in ten of July's caveats, with 3-Room and 5-Room rounding out the bulk of activity. Lease decay is a live consideration here: the majority of Yishun's stock (64%) now sits in the 50-69 year remaining-lease band, and pricing across bands shows a clear step-down from $630 psf (90+ yrs) to $541 psf (50-69 yrs). Rental softened slightly, median asking rent down 3.3% YoY to $2,900 in June — landlords aren't losing money, but this isn't a hot rental market either. For a mature, well-served North estate, Yishun continues to trade on fundamentals rather than hype.
