Pinnacle@Duxton's sky bridges are the poster child, and the whole precinct runs on the same logic, public housing with private-condo proximity to everything. Chinatown, Bugis, and the Marina Bay skyline are all walkable, which is either the dream or completely unnecessary depending how often you actually go into town. Units trend smaller and cost more, city living always taxes something, but for a buyer who wants to wake up inside Singapore's postcard on an HDB lease, this is the only town that offers it.

Central Area is Central region's #2 town by psf ($945, +5.5% MoM) on just 11 transactions in July — read the ranking with the same thin-volume caution as Bukit Timah. The lease decay curve inverts the usual pattern: the 70-89yr band (Pinnacle@Duxton-era stock) commands $1,334 psf, nearly double the 50-69yr and Under-50yr bands — CBD-fringe scarcity outweighs the modest extra lease decay. Rental is firming, up 7.3% YoY to $3,700 (Jun 2026 — July rental figures aren't out yet). No confirmed BTO launch in the pipeline; new private supply nearby (One Bernam, The Landmark) sits just outside the HDB town boundary in Tanjong Pagar/Chinatown.
