Queenstown remains the Central region's most expensive HDB town by a wide margin at $1,059 psf, even after easing 1.5% MoM into Balanced Market territory. The headline +102.2% YoY volume jump is real in the data (91 transactions vs 45 a year ago) but reflects an unusually thin July 2025 base, not literal demand doubling — treat it as a low-base effect, not a trend signal. Rents are firmly up (+4.5% YoY), a genuine Landlord's Market. Lease decay here is the most pronounced of any town in this batch: 90+ year blocks fetch over double the psf of the Under-50-year band, evidence of Queenstown's heritage-driven premium holding up even as some of the oldest blocks are mid rejuvenation.
