District 23.
Bukit Batok / Choa Chu Kang — nature reserves, town centres, and some of the most affordable private property left in the OCR. Everything about buying, selling and renting here, refreshed live.
Nature reserves, budget prices, and a Downtown Line that finally made it work.
District 23 runs on nature reserves and quiet suburban streets, Dairy Farm and the Bukit Timah fringe giving this stretch more greenery than almost any other district its price point. Le Quest and Hillion brought genuine town centres to corners that used to run thin, and the Downtown Line finally made the whole area properly commutable. It's still a budget-friendly district by central-region standards, and that's exactly the trade-off for the distance from town. For a buyer who wants trees outside the window and a private condo they can actually afford, District 23 delivers both.

District 23's resale psf climbed 3.5% month on month to $1,514 in May, a stronger move than most of the OCR pack. Year on year volume sits flat at 0.0%, so this isn't a district suddenly catching fire, it's steady demand for greenery and affordability holding its ground. Ranked #7 of 12 OCR districts by psf, Bukit Batok and Choa Chu Kang remain firmly mid-table, priced below the east but ahead of the far west. With 53 transactions a month on average and a wall of new launches like Lumina Grand and Altura still completing through 2029, supply here isn't running out anytime soon.
