Paya Lebar Quarter brought office towers and mall space to a stretch that used to be purely residential, and the eventual redevelopment of Paya Lebar Airbase is the long game every buyer here is quietly watching. Geylang's reputation still scares off some buyers, fair enough, but it hasn't stopped the food scene from being some of the best on the island. Geylang and Paya Lebar's psf edged up 1.4% to $1,635 in May, and transaction volume is up a healthy 17.4% year on year, fifty four caveats lodged in the month alone. It still ranks last among RCR districts on price, #9 of 9, which is exactly the trade off buyers are making for Paya Lebar's slow transformation into a second downtown. That gap between price and ambition is where the opportunity sits. For now this remains one of the most affordable RCR postcodes on the island.
