District 4.
Harbourfront / Sentosa — Singapore's one true waterfront gamble, marina views over skyline views. Everything about buying, selling and renting here, refreshed live.
The only place in Singapore where a foreigner can buy landed property outright, and it prices accordingly.
District 4 is Singapore's one true waterfront gamble, HarbourFront and Keppel Bay on one side, Sentosa Cove's marina villas on the other. Reflections at Keppel Bay and Corals give the mainland its answer to resort living, while Sentosa Cove remains the only place in Singapore where foreigners can buy landed property outright. Mount Faber and VivoCity round out the lifestyle, but the district still feels a little disconnected from the daily grind of downtown. For a buyer who wants a yacht view over a skyline view, District 4 is the only place selling exactly that.

Ronnie's read
District 4 psf sits at $1,848, up 4.5% month on month, but transaction volume is flat against a year ago at 0.0% yoy, a market holding its line rather than accelerating. Dual-key units are the real specialty here, 14 transacted over 18 months, more than any other special format in the district. Sentosa Cove's landed villas still anchor the district's identity even though most of the actual trading happens on the HarbourFront mainland side. At #5 of 9 RCR, this remains a distinctly lifestyle-driven price, not a purely locational one.
