Jurong East cooled 3.9% MoM on psf even as it's mid-transformation into the west's second CBD, with volume down 6.1% YoY to 46 sales — a genuinely thin market by transaction count. 3-Room flats dominate at 50% of July's caveats. Rental told a different story: June's median rent jumped 10.0% YoY to $3,300, among the strongest rental gains in this batch — tenants are clearly pricing in the Jurong Lake District story faster than resale buyers are. Only 6 blocks (2% of stock) sit in the 90+ year band, and the sub-50-year band's tiny sample (3 transactions) was too noisy to report a reliable psf.
