Geylang is holding a touch firmer than the Central average — PSF ticked up 1.1% MoM even as transaction volume rose a strong 15.5% YoY to 67 sales, a rare combination of rising price and rising volume. 3-Room flats remain the dominant format at 61% of July's caveats. Rental softened slightly, June's median rent down 3.2% YoY, so landlords shouldn't expect much upside there. Newer blocks (90+ yrs remaining lease, just 16% of stock) command a real premium at $1,023 psf against $541 for the sub-50-year stock — lease decay is a genuine consideration for anyone buying deep into this town's older core.
